Wacol wins search for new branch
AN OFFICE/warehouse facility in the western corridor of Brisbane has been leased to a drilling company on a 5 + 5 year lease worth circa $300,000 per annum.
The industrial property located at 9 Formation St in Wacol was leased to Roc-Drill Pty Ltd through Ben Donnelly and Myles Clentsmith of Savills.
The 6570sq m site featured 2498sq m floor area including clear-span warehouse, corporate grade offices split over two levels, 2000sq m of heavy duty hardstand concrete at the rear plus an external 20 tonne gantry crane.
Mr Clentsmith said the property was recently refurbished and fitted out for servicing of large machinery, such as drill rigs.
“It suited the tenant’s requirements perfectly – initially Roc-Drill were looking to be located closer to the Gold Coast, however, this building suited their immediate needs,” Mr Clentsmith said.
Roc-Drill managing director Nigel Deveth said because of the growth of his business they required a larger premises from their existing Toowoomba base.
“The property at Wacol offered everything we needed in a location that allowed us to service our key Brisbane clients as well those out west,” Mr Deveth said.
The western corridor of Brisbane has always been in hot demand for those looking to service the mining regions of Queensland, according to Mr Donnelly.
The property is located within close proximity to high-profile neighbours including Boral, Nissan, Sealy Australia and neighbours Atlas Copco/ Hyperformance Fluid Power.
“Modern tilt panel buildings are still in demand and we are seeing increased tenant activity in the face of growing business confidence and as a result of banks passing on stricter lending conditions for property purchases,” Mr Donnelly said.
