Highfields childcare facility for 200 children sells to investor for massive $6.1 million
A TOOWOOMBA childcare centre has shattered local and possibly Queensland real estate records after it sold for more than $6 million.
A MASSIVE childcare centre in one of the Toowoomba region’s fastest-growing communities has sold for a recordbreaking price of $6.1 million.
A farmer from New South Wales snapped up the Highfields Gardens Childcare Centre on Anderrson Ct this month, after an extensive expressions of interest period drew more than 30 potential buyers.
The final price tag is the largest for the sale of a childcare facility in Queensland by agency Burgess Rawson, which handles more than 70 per cent of related listings across Australia.
Lead agent Michael Vanstone said he was still getting inquiries this week for the property.
“I don’t know anyone else who would’ve sold one higher than that. It’s the highest recorded by Burgess Rawson,” he said.
“It’s more than likely the highest recorded childcare centre sale in Queensland.
“It was probably over 30 inquiries and people are still calling up about it.
“It just shows that if you put all the right things together, you can achieve a good outcome.”
Mr Vanstone said Toowoomba’s strong economic growth, coupled with the size of the centre, contributed to the price.
“It was a known and strong operator in an area that is being impacted positively by Toowoomba’s growth,” he said.
“Mums and dads are moving there and it’s a great lifestyle.
“It was a big centre and that made the rent high which helped with the selling price of $6.1 million.”
The 202-place facility boasted a 15-year lease to Highfields Gardens until 2033 with options extending to 2063.
The final price is more than five times what the centre was previously sold for in 2014, when it was bought by Whiz Kids Highfields for $1.15 million.
