Research reveals top-selling suburbs across Toowoomba

THE top Toowoomba suburbs for housing sales over the past year have been revealed thanks to new research from the Urban Developmen­t Institute of Australia Queensland.

The latest market report, completed by the UDIA and CSQ for the 12 months to February 2019, showed Newtown was still the highest-selling suburb in the city.

More than 170 houses were sold in Newtown during the rebased search period, down 2.3 per cent from the previous quarter’s period.

Rangeville (153 houses, down 11 per cent) and Harristown (152 houses, up 5.6 per cent) rounded out the top three for detached homes.

It capped off an easing of Toowoomba’s median house price for the 12 months to February, down less than a percent to $375,000 based off 2463 sales.

Median unit prices in Toowoomba also dropped by nearly four per cent to $280,000, off just 315 sales.

The top unit-moving suburbs were Kearneys Spring (60), Highfields (46) and Westbrook (36).

Rental prices for both houses ($335) and units ($270) were up slightly from the same quarter last year, while median rental yields were steady.

Toowoomba is still considered a balanced market based on the UDIA Queensland’s affordabil­ity index, which factored in the median house price, median incomes required to cover repayments.
