KIA-ORA is a well located grazing property approximat­ely 9km from Kogan and 63km from Dalby. It has a total area of 1032.8 hectares in three titles.

Kia-Ora is a surprise package for this area.

It comprises approximat­ely 485 hectares of brigalow/belah soils, mostly cleared to grass with some regrowth and improved pastures in parts.

The property also has approximat­ely 263 hectares of mostly open forest and Kogan Creek bank grazing, also cleared to grass.

Water is provided by semi permanent holes in Kogan Creek and 10 earth dams.

Elevated tanks gravity feed three troughs.

Improvemen­ts include the main house (elevated with farm views) and the original homestead.

Numerous farm sheds are also present.

Fencing is stock proof and the property has six main paddocks.

The owner suggests that in normal times, Kia-Ora will carry approximat­ely 100 cows and calves or 200 steers.

There are no coal seam gas wells on the property in a coal seam gas well area.

As such, there is an opportunit­y to negotiate with the gas well companies for some extra income by allowing wells to be drilled on Kia-Ora.

The price for Kia-Ora is $1,558,000. Inspection is by appointmen­t.
