AN HISTORIC agricultural property in the Western Downs is set to go under the hammer next month.
Bellevue Station, which is formerly part of historic Marmadua Station in Tara, will be auctioned at the Burke and Wills Hotel on April 15.
“The offering represents a very good opportunity to purchase a genuine entry level agricultural landholding or is equally suited as a logical addition to an existing supply chain,” according to JLL’s Clayton Smith.
Mr Smith and his JLL colleague Tom McLellan announced the property for sale this week, with the auction set for Wednesday, April 15 at 11am, at the Burke and Wills Hotel in Toowoomba.
JLL’s Clayton Smith said the property covered a total land area of 2673.8ha split between 1000.38ha of freehold and 1673ha of state lease.
“We expect strong interest due to suitability as an ideal entry level value proposition for the local and domestic livestock producer,” Mr Smith said.
“Bellevue exhibits all the hallmarks of an entry level agricultural holding or an efficient low-cost addition to an existing livestock operation.
“It is currently utilised as a genuine backgrounding and fattening cattle operation complemented by improved pasture and fodder production.
“The property has an undulating topography providing ease of management plus supplying reliable drainage to and from multiple dams.
“Fenced paddocks on the freehold title are a balance of cleared pastures, timbered shade clumps for livestock and arable cultivation with fertile Brigalow /Belah soils.”
The homestead is a lowset three-bedroom residence on the freehold portion of the station.
Other structures include the machinery and shearing sheds, vehicle shed, workshop and hay shed,
