Seller primed for virus

HOMEBUYERS are flocking to property inspection­s in droves, keen to lock down a contract in case the Federal Government moves to increase social distancing rules.

Several Toowoomba real estate agents have reported a surge in buyer inquiries.

With open house inspection­s now banned, the industry has moved online, offering video tours and 3D modelling of homes.

LJ Hooker principal Mike Stewart said now was a good time to buy.

“Interest rates are low and will stay that way for a long time,” he said.

Mr Stewart said moves by the Federal Government, such as restrictin­g banks from foreclosin­g on a loan, had reassured the market.

Agents are also working to keep as many renters as possible in homes.

They are assisting with Centrelink and where possible negotiatin­g reduced rent.

Mr Stewart said those measures worked for now.

“We have not seen a spike in arrears,” he said.

There is a similar story with Ray White Toowoomba.

Principal agent Lindsay Southwell sold more than 30 properties in the past month and conducted more than 100 viewings.

“That is pretty good for us,” he said.

In the past week, about a dozen tenants had contacted the agency, concerned they were unable to pay their rent.

Only one was unable to negotiate a way forward and opted to leave their home.

Mr Southwell urged anyone in rental distress to contact their agent.

“It’s a case-by case thing,” he said.

“We are working with the tenants and landlords to get an outcome that is fair to both parties,” he said.
