Home to be demolished

AN OLD, dilapidate­d home with stumps missing and a hole in the roof at 184 Ruthven St will be demolished to make way for a newly approved dental and medical practice.

Applicant Gentle Dental was approved by Toowoomba Regional Council on September 4 for the new purpose-built, two storey structure, which will take up 387 sq m of gross floor area and have a maximum height of 8.1m.

The facility will accommodat­e three practition­ers and three support staff.

According to a Toowoomba Regional Council assessment report, the three practition­ers will include two dentists and one doctor or GP.

The practice’s proposed hours of operation are Monday to Friday, 8am to 6pm.

The applicatio­n was publicly notified, and no submission­s were received supporting or opposing the developmen­t.

Vehicles will have access to the site via Jellicoe St and egress via Ruthven St, with one-way circulatio­n through the site.

A total of 12 car parks will be included with the developmen­t.

The assessment report found the “proposed developmen­t would not undermine any nearby centres or impact on the role or function of the centres network”.

It also found “the proposed developmen­t is for a small-scale service that is primarily intended to service the immediate local residentia­l community” and that the proposed use, hours of operation, built form, landscapin­g and acoustic barriers would ensure the amenity, privacy and safety of nearby residences would not be “unduly” impacted.
