Willowvale is an extremely well-balanced property, with the topography of the land catering for numerous agricultural ventures.

The majority of the soil type is the highly regarded soft self-mulching, dark greyish brown to black cracking clays.

As the country rises the soil turns from a dark brown to black Basalt which has areas of Ironbark, Box and Gum tree grazing, in what is renowned cattle and horse country.

The grazing country consists of about 96 hectares (237.2 acres).

Three laneways are in place which makes stock movement very efficient and user friendly.

Hodgson Creek runs through the property providing excellent grazing and water for stock.

In the 90 plus years of family ownership, Hodgson Creek has never been dry; the creek is fenced on both sides which has access to a gravelled laneway.

Three fenced elevated shaded knolls, offer excellent higher grazing; a fourth shaded area is available, which is currently run in conjunction with a cultivation paddock, ideal for oat or forage sorghum, if a buyer was more cattle orientated.

The cultivation portion of Willowvale is 518 hectares (1280 acres) is farmed on a two-year long fallow rotation.

The highly regarded soil type is renowned for growing numerous cereal or grain crops; included in the sale 259 hectares (640 acres) of Buster and Bazley sorghum.

The property includes three equipped stock and domestic bores. No.1 is equipped with an electric submersible, 70m deep, with a 5000 gallon head tank to gravity supply the garden and home. No.2 is equipped with a windmill, 60-foot deep, 5000-gallon poly tank (adjacent to an unused 5000-gallon concrete tank) supplying three stock troughs. No.3 is equipped with a windmill 40-foot deep, 3000-gallon poly tank and one cattle trough.

There is also 24,700 gallons of rainwater storage in various tanks.

A yearly fencing program has the property’s fencing in very good condition; fencing is made up of split post and four-strand barb wire.

A very good set of watered timber cattle yards which feature three yards, forcing yard, race and cattle crush; two larger holding pens are adjacent to the entrance of the yards.

A very comfortable three-bedroom, onebathroom home features large formal lounge room, good-sized kitchen, which has a gas stove and pantry adjacent to the family eating area.

Reverse-cycle airconditioning is in the main bedroom and family room; there are also two large areas currently used as a sleep-out and sitting/office, and a separate craft room.

The home is set in a delightful, elevated fenced setting.

Improvements include multiple sheds, grain storage and drying complex. There are six sheds in total. These range in size, with threephase power and concrete floors in some.

The grain storage and dryer complex includes 1240 tonne capacity (sorghum), seven interconnected aerated Webster silos, two 320 tonne, and five 120 tonne silos.

Grain movement is made easy via the hopper, bucket elevator and discharge system with two out loading chutes.

The grain dryer is a fully automated and continuous flow American made Superb gasfired grain dryer. It is connected to a 120-tonne silo for grain intake and a 120-tonne grain receival silo.
