The warnings are outlined in a letter to area councillor Gary Baildon and Surfers Paradise MP John-Paul Langbroek by long-time resident George Friend.

But Mr Friend said council had failed to consider the “surge capacity” created by short-term demands during major event periods, which sometimes lasted two weeks.

Retired property demographer and development consultant Alan Midwood said “the drop in commercial patronage would be devastating” if the carpark was removed.
