“Interest was mainly from developers looking to capitalise on opportunit­ies in that area,” he said. “Molendinar industrial precinct is a tightly held area and there was nothing else like this site on the market.”

A report by Innovative Planning Solutions, lodged with the council on behalf of Nerangamat­ta, includes plans for the demolition of the site’s existing warehouse to be replaced by a 260sq m service station, 158sq m food outlet and 9525sq m warehouse.

The property is next door to the new headquarte­rs of food franchisor Retail Food Group. The 24,000sq m site, at 385 Southport-Nerang Rd, was formerly home to the Gold Coast Bulletin.

Mr Macgregor said the sale comes at a time of heightened activity in the area. A 900sq m retail centre at 501 Olsen Ave is under developmen­t after the 8909sq m site was bought by Brisbane investors in 2015.

The developmen­t is due for completion by September and tenants will include a Shell Coles Express service station, KFC and Starbucks. during the campaign.
