Large site in north is in demand

ONE of the northern Gold Coast’s biggest commercial developmen­t sites is being brought to the market.

The large spread on the Old Pacific Highway adjacent to the M1 motorway, Oxenford, comprises a four-lot subdivisio­n measuring 12,850 sq m.

Lot One, at 7247 sq m, is for sale with existing land use approval for an existing range of retail, commercial, medical and showroom uses.

Cushman & Wakefield, marketing the site for vendor G.C. Urban Pty Ltd, is calling for expression­s of interest.

Lot One, next to the Pacific Highway between Movie World and Oxenford Plaza Shopping Centre, has approvals and building concept plans already drafted proposing a three-level commercial and retail building covering 6501 sq m with more than 200 carparks.

Cushman & Wakefield associate director Ed Howard said the northern Coast corridor’s past five years of booming residentia­l and commercial developmen­t was only getting stronger.

“In the last five years, we have seen a 22.8 per cent increase in dwellings accommodat­ing around 120,883 residents, and median household incomes rise 16.7 per cent.

“This is commanding higher levels of developmen­t activity to cater for local business and entertainm­ent demands,” Mr Howard said.

“Site civil works have commenced, formalisin­g the project.

“We are already receiving strong interest from a range of occupiers including medical and office related groups to either buy and build, or register their interest to purchase strata titled finished product,” Mr Howard said.
