Childcare Centre Stockland Foreshore Coomera GOLD Coast investors are cutting ties with two warehouses at Ashmore after decades of ownership.

The tenanted properties, at 4 and 6 Commercial Drive, offer a net lettable area of 1453sq m spread across the two buildings.

Tenants include Croft Steel, Quack’R Duck, Australian Hardwood Stake Company and Tasklake Pty Ltd Joinery.

All tenants are on monthto-month leases and the property returns a net annual income of $153,428 fully leased.

Colliers Internatio­nal’s Marlon Crawford, who is marketing the properties with colleague Pat Cavanagh, said he expected strong interest from local investors and owneroccup­iers.

He said there was redevelopm­ent potential due to the large size of the two blocks, which offer 2770sq m combined.

“There is also the option to strata-title 4 Commercial Drive to go with 6 Commercial Drive, which is on three titles,” he said.

The property owners are James and Marion McFarlane who bought No.6 in 1995 and No.4 in 1999 through a superannua­tion fund.

An auction will be held at Colliers Internatio­nal’s Surfers Paradise office at 11am on September 27.
