Old hospital site units nearing sale

DEVELOPERS of the old Gold Coast Hospital site will put the first stage of their Queen Street Village project to market within weeks.

Brisbane-based Property Solutions is in the final approval stages of a $550 million integrated and masterplan­ned community which will front Queen and Nerang streets on the cleared 3.2ha site near the Queen St light rail station..

The developer has not settled in pricing for the first stage, which comprises a 19storey tower, including 17 floors of apartments, a car park and a retail plaza.

The 119 apartments range from one to three bedrooms in the first of eight towers of up to 25 storeys. The site will eventually include more short and long-term accommodat­ion, a retirement facility, medical centres, a cinema, supermarke­t and shops.

The total project will be released in three stages and is expected to take up to eight years to complete.

The Bulletin understand­s the developer is already negotiatin­g a sale of the two-tower over-55s facility to an establishe­d operator.

Property Solutions has previously developed James Street in Fortitude Valley, The Barracks at Paddington, SW1 at South Bank and the urban redevelopm­ent of Nundah Village.

Managing director David Blanck said the now-empty Southport site would be reborn as a vibrant retail, dining, entertainm­ent and residentia­l precinct.

“Our overall design concept for Queen Street Village is responsive to the unique facets of the site’s characteri­stics and surrounds, with open spaces and mid-rise apartment buildings maximising on natural air flow and light,” he said.

Queen Street Village marketing manager Adrian Parsons, of Total Property Group, said potential buyers had already flagged their interest.

“Southport has long been establishe­d as the Gold Coast’s CBD, with strong transport infrastruc­ture and a network of businesses, private and public schools, shopping and medical precincts populating the suburb.

“The village will create many commercial and residentia­l opportunit­ies for the Southport area and the wider Gold Coast, and will cater to a thriving local population, which is predicted to grow 3.5 per cent per annum in the next 20 years,” he said.

Area councillor Dawn Crichlow said the developmen­t would be connected by central areas and pathways.

“It’s going to be a fantastic developmen­t,” she said.
