Hotel plan ditched as site hits market

PLANS for a 4.5-star Chinatheme­d hotel at Coomera have been dumped and the site is for sale.

The China Garden Hotel, proposed by Calamvale’s All Sun Properties, was approved by Gold Coast Council in 2016 and was to include 111 hotel rooms, 86 serviced apartments, a restaurant, bar, function room day spa, gym, wedding chapel and retail space.

The plans also showed two large “KTV” rooms which were thought to be for karaoke.

Savills are now marketing the 3ha site at 486 Foxwell Rd, which is less than 3km from the $470 million Westfield Coomera Town Centre and the Coomera train station.

The hotel approvals remain current for the site, which is surrounded by new housing estates, schools and other commercial developmen­ts and is located in one of South East Queensland’s major growth corridors. The land last sold for $650,000 in June 2011.

The land is being marketed by Kevin Carmody and Doug Garvie of Savills. Mr Carmody said there were limited chances left to purchase this type of property in Coomera.

“Coomera and the neighbouri­ng suburb of Pimpama are booming at the moment with investors and developers keen to secure a foothold with land,” he said.

“The site has an existing approval but can also be modified for a wide range of other uses, subject to council approval.”

Mr Garvie said the area was growing swiftly.

“According to Australian Bureau of Statistics data, parts of the northern Gold Coast will grow 19 per cent by 2021 and 45 per cent by 2026,” he said.
