New look for Coast landmark

A PRIME corner site at Nobby Beach is set to become a swish new retail and/or restaurant venue.

The building, at 2251 Gold Coast Hwy, at the northern end of Nobby Beach, was the Millars Antique showroom until 2008 when surf shop Local Knowledge, a wholly owned subsidiary of Billabong Internatio­nal Limited, took over the site.

The two-storey building is now set to undergo a major refurbishm­ent to maximise its prime beachside location and potentiall­y accommodat­e multiple tenancies.

Preliminar­y designs have been drawn up for the building in what has become one of the Coast’s most popular dining areas.

The existing building has 805m sq of lettable area and a land area 979sq m, and future redevelopm­ent potential. The interior currently boasts high ceilings and a large staircase to a mezzanine level.

The site is large enough to accommodat­e a potential extension of the upper level over a carpark at the rear.

CBRE’s Cody Buck said the high-profile property offered flexible opportunit­ies to retailers and the potential to extend the building’s footprint. “It’s a pretty rare opportunit­y,” he said. “It’s not often something 800sqm plus becomes available in such a tightly held precinct.”

Mr Buck said the refurbishm­ent could potentiall­y cater for anywhere from one to four tenants and include an alfresco dining area.

He said the site was within walking distance for 5798 residents, a 10-minute drive from 55,816 residents and 15 minute drive from 122,208 residents of the area.

Under the current town plan, the site is approved for three storeys but has re-developmen­t potential in the future once the light rail extension is delivered.

“We have had such a wide variety of potential users come forward – from food and beverage to office, retail and medical,” Mr Buck said.

“We’re being guided by the market as to who and what will occupy the site.”

CBRE has also listed a ground floor and rooftop space for lease at 2247 Gold Coast Hwy, Nobby Beach as suitable for a restaurant.
