AFFORDABIL­ITY IS STAPYLTON’S SUCCESS

The suburb’s popularity for owner-occupiers is on the rise and it all comes down to value and bang for your buck

STAPYLTON’S affordabil­ity compared to the central Gold Coast is driving strong demand from owner-occupiers and investors, according to Gold Coast agents.

Recent sales have included 18 Maiella St, which was bought for $775,000 by Richardson Air Pty Ltd and Hounsell Air Pty Ltd, linked to Grant Richardson and Peter Hounsell respective­ly.

The sellers were Lesley and Gary Barnsley and the buyer intends to occupy three of the four tenancies with the remaining unit occupied by tenant TR Engineerin­g. The property contains a 600sq m building on a 1500sq m block and returns net annual income of $58,500.

Another deal included 24 Christense­n Rd, which was sold for $1.48 million to a company linked to Custom Line Interiors director George Bosh by DW Barnes Enterprise­s Pty Ltd, associated with Benowa’s David Barnes.

The property contains a 825sq m building on a 1715sq m block of land.

Customline Interiors is a joinery manufactur­er servicing commercial builders in southeast Queensland.

Both transactio­ns were negotiated by Luke Smith and Dave Kertesz, of Cushman & Wakefield.They are the third and fourth properties the pair have negotiated deals for on the same street (24 Christense­n Rd fronts Maiella) in the past 18 months.

Last year they marketed multi-tenanted properties at 10 and 12 Maiella St, which sold for $1.675 million and $2.075 million to Brisbane investors.
