Million-dollar sale sets street record
AN industrial-style, brandnew home which has sold for more than $1 million has set a benchmark among its neighbours.
The modern four-bedroom house at 84 Sovereign Drive, Mermaid Waters, was completed just eight weeks ago.
The architecturally designed pad was snapped up for $1.145 million last week, with a local family securing the keys.
The house has taken the reigns as the priciest property on Sovereign Drive from No. 78 – a five-bedroom waterfront house which sold for $1.1 million in 2014, according to CoreLogic.
However, the million-dollar sale doesn’t come close to the suburb’s residential record, which stands at $3.25 million. The Mermaid Waters record holder is a Hamptonsstyle mansion on a double block with a pool and tennis court at 29-31 Cessnock Close.
LJ Hooker Burleigh Heads agent Adam Van Leeuwen, who penned the recordbreaking deal of No. 84, said the property would set a precedent for future new builds, as it offered low-maintenance but stylish living.
“It definitely sets a benchmark for its type in the market,” Mr Van Leeuwen said.
“It’s an on-trend property that will dictate our market in the future.
“People are busier these days and don’t have time to do all the things we used to, so buyers are searching for that low-maintenance lifestyle.”
Mr Van Leeuwen said the buyers were downsizing from Tugun, with only one older child still at home.
“They really liked the ultra-modern finish and the uniqueness of the home,” he said. “It was built by Todd Mould, a local builder on the Gold Coast.”
The house is one of two built, with Mr Mould living in the other property.
It features burnished concrete flooring, rendered featured walls, handcrafted pendant lights, matte black finishes and timber accents.
Mr Van Leeuwen said Mermaid Waters was a popular spot for househunters thanks to its proximity to the beach and its newly built homes.

“People are after new homes and in Mermaid Waters there are a couple of pockets that have the ability for new properties to pop up.”
Mermaid Waters’ median house price has jumped 39.8 per cent in the past five years to $878,000, CoreLogic data shows.
