Off-market offers too good to refuse
HOUSE hunters aren’t wasting any time chasing the home of their dreams, and they are willing to spend a hefty price to get it.
There has been a spate of secret sales across the Gold Coast in recent weeks, many of which have been negotiated in a matter of days.
In some cases the sellers had considered listing their properties but never gone ahead.
It was not until they were offered a price too good to refuse that they agreed to hand over the keys.
Ray White Broadbeach Waters agent Justin Haynes recently handled an off-market sale at Mermaid Waters.
After showing a local buyer from the agency’s database the multi-storey Avanti St property, the deal was done in days.
“What appealed to them was the locality to the beach, I think it’s about 600m to 700m,” he said.
“She loved it and in two days had an offer.”
She splashed $1.845 million on the house, which marks a record for the street.
It was one of two mirrorimage houses at the address, which were owned and built by family business Evolution Builders.
The second now for sale.
Ray White Benowa agent Carita Lanham also facilitated an off-market sale recently.
She contacted the owners of a Benowa Waters house, property is who she knew were considering selling, on behalf of a prospective buyer.
The contract was signed the day it was inspected.
“It was basically a buyer I was working with off my database,” she said.
“They lived locally as well and they were just wanting to go from canal to main river.
“I think because they knew what they wanted after taking them through, they put in an offer and bought it that afternoon.”
The $1.5 million sale went unconditional last week.
Property records show the Cabana Blvd house last sold in 2002 for $678,000.
Ms Lanham said off-market sales happened when house hunters were looking for a property in a certain location or with a specific feature.
“It doesn’t happen every day but we do get the odd person who wants a special location,” she said.
The sales come shortly after a beachfront property at Palm Beach changed hands in a $4.4 million off-market sale.
Kollosche agent Rob Lamb and agency director Michael Kollosche contacted the owners of the Jefferson WITH JESSICA BROWN & MIKAELA DAY Lane property on behalf of a buyer with the offer, which was too good to refuse.
“(The owners) said, ‘Funnily enough we are actually thinking about selling, why not?’” Mr Lamb told the Bulletin earlier this month.
“We’d arrived at a figure which was incentive enough to sell right there and then.”
The deal was penned a few days later.
