A $250 million tower under constructi­on in an exclusive street is set to contain two of the most expensive non-penthouse units ever built on the Gold Coast.

Sunland Group’s 44storey tower in Mermaid Beach’s Hedges Ave will feature two “sky villas”, ultraluxur­y apartments that offer high-end living starting at $5.3 million.

A $250 MILLION tower under constructi­on in an exclusive street is set to contain two of the most expensive non-penthouse units ever built on the Gold Coast.

Sunland Group’s 44storey tower in Mermaid Beach’s Hedges Ave will feature two “sky villas’’, ultraluxur­y apartments that offer high-end living for an eyewaterin­g cost.

One is priced at $5.4 million while the other will cost $5.3 million.

Both sit in the 27th and 28th levels of the tower.

The cost is significan­tly higher than the tower’s basic three-bedroom and study units, which are priced from $1.8 million.

More than 70 per cent of the tower’s 97 units have sold, with contracts now totalling $164 million.

Each two-level sky villa unit is 513sqm and includes four bedrooms, four bathrooms, a library and media room, formal and informal living, an integrated kitchen and a butler’s pantry.

Sunland managing director Sahba Abedian said the sky villas were targeted at the luxury market.

“Open-plan interiors are matched with up to 2.9 metre ceilings and unparallel­ed 180degree ocean, coastline and hinterland views,” he said.

“Connecting the two levels of generous open-plan living is a grand central staircase – a curving, handcrafte­d centrepiec­e framed by the elegant, linear designs of the living and dining areas.

“The 60 square metre master bedroom wing includes a custom designed walk-in robe and a lavish bathroom complete with a bespoke free-standing bath, floating dual vanity unit of natural travertine stone, a full wall glass cabinet, and premium fixtures and fittings.”

Among the hi-tech features are:

• Keyless entry, with front door locks operated via pin code and Bluetooth pairing with smartphone­s.

• Hands-free video intercom.

• Multi-zone climate control.

Each of the units will have three car parks as well as a storage bay.

Constructi­on has now begun on the tower. It is expected to be completed in 2022.

Private resident amenities include a dedicated concierge service, lounge, boardroom, function room, swimming pool, spa, gym, sauna, Turkish steam room, and treatment rooms.

The tower will be clad in shimmering reflective glass, is across the road from beachfront Pratten Park and is the developer’s first Gold Coast highrise in more than a decade.

It was first proposed in 2017 and was opposed by some Hedges Ave residents who said the building was “outrageous”.

But the Gold Coast City Council felt otherwise, voting to approve the project before it went to market.
