Tower gets council clearance
THE path is clear for developer Andrews Projects to build a 14-storey tower in Broadbeach despite neighbouring residents fearing it will cut the value of their apartments.
Gold Coast City Council officers on October 20 signed off on plans for Andrews Projects’ Beach House at 120 Old Burleigh Rd, next to the Eclipse and La Grande buildings.
The project was originally slated for an 18-storey building with 15 luxury apartments but ran into opposition from residents in the neighbouring buildings who objected to what they called minimal setbacks and adverse visual and amenity impacts from the building.
Andrews Projects, led by father-and-daughter team Danny and Sarah Andrews, relodged the plans trimming the number of levels by four to 14 and apartments by three to 12, and increasing the setbacks.
The changes were enough for council officers to approve the project, located in a highdensity residential area with unlimited height designation.
However, La Grande Tower B resident Garry Muldoon said the changes did not go far enough. Mr Muldoon wrote to the council that three-quarters of La Grande Tower B living areas faced north and would have views blocked, privacy invaded and sunlight restricted by the development.
“The overshadowing of this proposed building will have a major adverse impact on Tower B, La Grande (north end),” he said. “This overshadowing will result in loss of natural sunlight requiring the use of lights during certain daylight periods causing additional unnecessary costs to tenants.”
He claimed the development would result in his apartment losing between $100,000 and $120,000 of its value.
Council officer Lara Dawes responded that the development complied with and did not exceed the density approved for the site.
