M1 Connect boosts space

CONSTRUCTI­ON is now complete on Alder Developmen­t’s $30 million commercial office space in Helensvale – M1 Connect Business Hub.

The hub adds more than 5000sq m of A grade office accommodat­ion to an undersuppl­ied market.

Positioned in the Gold Coast’s northern growth corridor, the 5300sq m (NLA) modern and profession­al office building on Siganto Dr is now open for business.

CBRE senior director Tania Moore said a “flight to quality” was continuing in the commercial office market, with office vacancy rates sitting at just 8.1 per cent and continuing to tighten across the city.

“The first half of 2022 saw net absorption across A and B grade stock totalling 8782sq m with now less than 6000sq m A grade office space remaining across the city, and less than 13,000 sqm of B grade office space available,” she said.

“M1 Connect has added over 5000sq m of A Grade office space providing a high quality offering which has been lacking in the Gold Coast’s major growth corridor, and it’s available now as an alternate solution to the traditiona­l CBD offering.”

With large floor plates of 2300sq m over three levels, M1 Connect provides a rare corporate office opportunit­y, with the flexibilit­y to subdivide from 150sq m.

“Typically, big businesses or those looking to expand resort to spreading across multiple floor plates or tenancies,” Ms More said.

“M1 Connect provides corporate tenants the opportunit­y to consolidat­e their operations by securing whole floors, with a range of options for small to medium businesses also available.”

M1 Connect is positioned close to two of the Gold Coast’s highest growth suburbs and fastest growing regions in the nation – Pimpama and Coomera.

Local business Vested Equities has secured 160sq m on level 1 on a seven-year lease and is relocating from prominent commercial building 50 Cavill Ave in Surfers Paradise.

“We don’t need to be in a CBD location, what is most important is that we are positioned in a convenient location for our people,” director Stuart Mcclure said.

“We have staff living all over the Gold Coast as well as a small Brisbane team that often travels down to work with us on-site.”
