Burleigh beauty’s a breeze at $4.395m

GOLD Coast construction couple Paul and Nicole Harms are back from the dark side after the big-ticket sale of their last contemporary build with a showstopping reimagining of the classic Queenslander style at Burleigh Heads.

The latest project marks a departure in style from Kooringal Lodge, their dark-and-moody acreage home in the Tallebudgera Valley, which sold for $5.995m in November.

Dubbed The Breeze House for its light-and-bright aesthetic, the new luxury build at 38 Tawarri Cres is marketed by Ed Cherry, of Harcourts Coastal.

An asking price of $4.395m was set this week after the property passed in at auction in February. It was built by Mr Harms’ PJH Contructions company, with interior design by Ms Harms’ studio Our Next Project.

Positioned on a 680sq m lot between Burleigh Headland and Tallebudgera Creek, the four-bedroom, threebathroom home was described as “a modern Queenslander crossed with a quintessential beach house of grand proportions”.

With 5.7m-high voided ceilings, skylights, French timber doors and doublehung windows, The Breeze House catches cross-flow ventilation all year round. Landscaping by JSW Landscape and Design complements the crisp white exterior cladding for a classic look.

Ms Harms said the home’s contemporary coastal design was more aligned to her own personal style than Kooringal Lodge, which combined alpine cabin architecture and mid-century modernism.

“I think that overall white look with the spin of a traditional Queenslander fits in well with the Burleigh Heads location,” Ms Harms said.

“It has a great feel when you’re inside too – I particularly love the kitchen because it has a really high-raked ceiling and just feels so spacious with the neutral colours, and it opens straight out onto the deck.”

With space, privacy and low-maintenance living at its core, the home is walking distance from the James St shopping and dining precinct and an easy trip to Tallebudgera Creek and Burleigh Heads National Park.

The Harms have completed more than a dozen personal builds over the past 10 years, observing the full cycle of the property market.

“It’s important for us to select the right property for the right price, and being really particular in picking a style that suits the location, and then working within a budget to make sure we get the returns at the end,” Ms Harms said.

Generous family living is spread over one floor, while the upper level is given over to a dreamy master bedroom with separate lounge, stylish ensuite, and walk-in robe.

Interior features include dramatic exposed rafters, a white brick fireplace, electronic entry doors and extensive storage and attic space.

There’s a study off the main entrance balcony for work-from-home ease, and a pool house with ensuite, which could double as a teen retreat or guest bedroom.

Outside, the al fresco entertaining area has a highpitched ceiling and polished concrete bench seat, overlooking a magnesium pool with resort-style lounge.

There property also features an outdoor shower and remote garden lighting with full irrigation to make upkeep a breeze in itself.

Mr Cherry said that the property was a family-friendly architectural masterpiece located in the Gold Coast’s popular enclave of Koala Park.

“To put it simply, it is nothing short of unique and offers an irreplaceable lifestyle opportunity in the popular Burleigh Heads,” Mr Cherry said.

The Harms’ current projects include a striking duplex pair in Palm Beach.
