Gem of a spot for HQ

GEMLIFE, a burgeoning operator of over-50s lifestyle resorts in Australia, is consolidat­ing its four southeast Queensland offices into a national headquarte­rs at Helensvale.

It has leased the bulk of one of the 2300 sqm floors in the new M1 Connect Business Hub on Siganto Drive.

The $30m-plus three-level building is more than 50 per cent let.

The GemLife commitment comes in the wake of it aborting plans to build a base at Nerang.

The business is the operating arm of a venture between the Gold Coast’s Puljich family and the Thakrals of Singapore and is developing resorts in multiple states.

Most of its team has been based at a Stapylton office but the growth rate has seen secondary office space taken at Nerang, Springwood and Tweed Heads.

GemLife director and CEO Adrian Puljich said he had been actively looking to consolidat­e all teams under one roof.

“M1 Connect offers an unrivalled floorplate, a central location, excellent highway exposure, and premium communal facilities,” he said.

“We secured 1900 sqm of open space, meaning most of GemLife’s workforce could come together at the one site.

“There are virtually no premium office buildings available on the northern end that would allow us to accommodat­e the whole team without having to spread across multiple floors or tenancies.

“Our head office is the Gold Coast, the majority of GemLife team members live in the region, with some based in Brisbane. It was important to find a quality space on the northern end of the Gold Coast, with easy M1 access for our employees.”

GemLife joins Vested Equities, Evolve early learning, and government agencies in M1 Connect, with all tenants on leases of five years or more. M1 Connect was developed by Alder Developmen­ts and built by Alder Constructi­ons.

The Cottee Parker-designed building includes collaborat­ive meeting areas, an activated foyer complete with cafe, end-of-trip amenities, an outdoor recreation area and secure parking.

CBRE senior director Nick Selbie said GemLife was the fourth key tenant to commit to M1, with spaces remaining, ranging from 225 sqm to more than 1800 sqm on one of the floorplate­s.

“The building has been filling fast, with a government tenant also looking to secure further space.”

Greg Alder’s Alder Developmen­ts bought the 4180 sqm M1 site for $3.4m in 2019. The Alder Group’s $4.5m headquarte­rs, Alder Place, neighbours M1 Connect.
