Real estate sales, rentals and prices have a way of confounding the “expert” commentators. For instance, a widely publicised housing shortage and population growth in the Gold Coast have been tipped to keep real estate prices and rentals rising. Supply and demand right? But this simplistic

reasoning ignores the effect of rising interest rates on the ability to pay and a reverse in migration as people already here leave the Gold Coast and people considering moving here decide not to. That would cause a dramatic slowdown that could be closer than the experts realise.

I don’t know what the market plan from the new developers to build a superyacht terminal at Mariners Cove is when there is a perfectly good on just down the bay at the yacht club which is greatly underused with the exception of a couple of Clive Palmers toys berthing there from time to time. It cannot be making money but then again council did throw money into it which they are really good at by supporting white elephants.
