Sold, after eight years

-

A Gold Coast house on and off the market for more than eight years has finally sold in a $2.73m deal.

The Tallebudgera Valley property inspired by Mediterranean architecture was first listed for sale in 2007, according to property records.

It was pulled off the market shortly after but listed again through different real estate agencies in 2008 and 2009 before being listed in 2013 where it then spent 2565 days on the market. All up, the property at 49 Bramley Drive spent 3164 days, or more than eight years, listed for sale.

It was put on the rental market in 2022 at $3500 per week.

Marketing agent Lucy Cole, of Lucy Cole Prestige Properties, managed to find a Gold Coast buyer for the property last year, with the sale settling in November.

“It was a very emotional sale for the owner having been on and off the market for so long,” Ms Cole said.

“The owner in the end realised that it was at the stage where it needed some TLC and she needed to downsize.

“She really liked the young buyer and could see how much he loved it and the potential and beauty of the property.”

Records reveal the seller bought the 3ha property for $1m in July, 2003. The house, surrounded by lush rainforest, was initially designed as a luxurious bed and breakfast and has five bedroom suites – each with its own lounge area, bathroom and walk-in dressing area.

All bedrooms open to themed courtyards or balconies and come off a 35m long hallway which dissects the house.

An entertainer’s pavilion welcomes guests as they step into the foyer complete with a chandelier and high ceilings.

The house has a commercial-style kitchen and there are multiple spaces where guests can relax including a lounge with fireplace or the poolside terrace.

The property also includes eight-car accommodation, a shed, wine cellar and rainwater storage.

A caretaker’s cottage is also attached to a large barn away from the main home.

“It has huge potential and it’s in a beautiful setting,” Ms Cole said.

PropTrack data shows the median house price in Tallebudgera Valley is $1.9m, down 6.5 per cent over 12 months.

The highest sale in the suburb is Dahlia Estate at 53 Gibsonville St, Tallebudgera Valley which sold in December for $11.2m.
