THIRD TIME’S A CHARM

After two popular land releases in the Sugarworld Estate, experts believe the best is yet to come in the developmen­t’s third instalment

SURGING demand for new home sites in Cairns’ southern growth corridor has meant nearly all Stage 1 and 2 land releases at Edmonton’s latest subdivisio­n have sold in the past 40 days.

After hitting the market in late July booming sales of The Heights and The Terrace, comprising 211 fully serviced blocks in the Sugarworld Estate have forced the launch of a Stage 3 release.

The first homes will be built early in the new year.

Jattke said blocks predominan­tly sold to first and second homebuyers wanting larger land parcels that are flat with minimal site works required.

“These lots have large frontages giving access to the rear yards that allows for the shed or pool to be added at a later date,” he said.

“The feedback we have had over the last few weeks from the buyers and builders are that this is the best value land that Cairns has seen for quite some time.”

The former Glenwood Homes owner has built up to 3750 homes and 1120 units in and around Cairns and has taken a proactive role by visiting the site each week to guide future buyers through what can be a minefield on the road to first home ownership.

Whether it be queries about boundaries, services, covenants, frontages or new home designs Mr Jattke said he was on hand to field any inquiry.

Limited lots as large as 2946sq m which start at $210,000 are available at an exclusive enclave called The Heights.

Made up of five land parcels between Woodlock Drive and Wiseman Rd Reserve, Sugarworld estate was bought by Tasmanian investors JAC Group earlier this year.

According to developers, subdivisio­n sales have kept up with some of their more popular developmen­ts that are currently under constructi­on in Tasmania.

Buyers can choose their preferred constructi­on firm and earlier in the week builders working with clients visited the site to complete planning for their new home build.

Historic low interest rates combined with house and land packages starting in the low $400,000s make the blocks an affordable option for the first homebuyer, Mr Jattke said.
