Doctor moves in Specialist impressed by centre facilities
ONE of Townsville’s most recognisable CBD buildings has hit the market for the first time in more than 30 years.
336 Flinders St Townsville which houses tenants such as Night Owl and Coffee Dominion is for sale through Expression of Interest which will close on June 21 at 4pm.
The property generates income with eight commercial and retail tenancies on the ground level while the vacant levels above offer the perfect opportunity for conversions. The building has 1584sq m of space and has a net rental income of $ 245,904.56 ( ex GST).
Colliers International selling agent Todd Walsh said there was plenty of scope to add value to the property with two vacant levels above totalling about 900sq m.
“The upper levels were formerly used as office space but are now calling out for a makeover or possibly repositioned for a different use,” he said.
“The location is unbeatable and right in the middle of the city with frontages to three streets.
“We are expecting strong interest from investors, developers and potential owner occupiers in particular from southern- based buyers.
“We have recently sold a handful of large assets to southerners so it’s great to see that Townsville is very much on their radar again.”
The family who bought the building in 1987 had several Townsville assets before selling them, with 336 Flinders St their last commercial asset left in the city.
The building was built in the 1920s and was occupied by the Commercial Banking Company of Sydney before they vacated in the 1970s.
It was then broken up for multipurpose use. An extension was done in the 1950s which now houses Coffee Dominion.
CHRISTIE ANDERSON A DOCTOR specialising in gynaecology, obstetrics and infertility has moved into a medical suite at the Park Haven Medical Centre.
Dr Beata Peter- Przyborowska has leased a 66sq m suite at the Bayswater Rd medical precinct with the lease negotiated by Shaun McLaren from Colliers International.
She said she moved in two weeks ago after being wowed by the view.
“It’s been a long road to establish my own clinic so I’m really happy and my patients seem to like it,” Dr Peter- Przyborowska said.
“I liked the view, it’s very close to the Mater Hospital and it’s reasonably close to the Townsville Hospital as well so I can get there in 15 minutes if I need to.”
Dr Peter- Przyborowska is one of the few doctors in Townsville who treats adolescent gynaecology patients.
“I used to work at the Royal Brisbane Hospital and a lot of patients would come from eight hours away when we could have done it over the phone,” she said.
“So now I see a lot of adolescent patients because they can often be sorted here instead of being sent to a tertiary hospital and there is not a lot of doctors in Townsville who will see adolescent gynaecology patients.”
Dr Peter- Przyborowska sees a range of health issues in her clinic from infertility to women suffering from post- menopausal issues.
“There is a lot of women with incontinence and prolapses,” she said.
“I also do infertility and not just IVF. With some patients we won’t get there without IVF but we do try everything else first.
“I also see lots of ladies with PROS ( Polycycstic Ovarian Syndrome) and patients with pap smear abnormalities.
“I also have quite a few people come in for preconception counselling so they might have a pre- existing medical problem and they want to know if it’s actually safe for them to fall pregnant.”
