Units in high demand

DEMAND for office and warehouse space with semitraile­r access shows no sign of slowing down in one Townsville complex.

Ray White Commercial Townsville sales and leasing agent Troy Townsend recently completed another sale at 585 Ingham Rd, Mount St John.

The strata- titled, 32- unit complex was built in 2015 after a local consortium took charge of the project from Gold Coast builders and brought the complex to market.

Since then Mr Townsend said units had been selling at the rate of about one every two months, which he said was strong in the current market.

The 240sq m units have a mezzanine level office and are 8.5m high, twice the height of previous warehouses built.

Mr Townsend said the complex was appealing more to owner- occupiers than investors at the moment as the leasing tough”.

Mr Townsend said the complex boasted a diverse range of residents, with everyone from spare parts businesses to Carlton and United Breweries, carpenters, battery wholesaler­s, electricia­ns and the Palm Island Shire Council listed as unit owners.

He said the price point starting at $ 330,000, less than replacemen­t cost, may have accounted for a large number of sales to date.

“There’s nothing else around town that’s like this,” Mr Townsend said.

“I think that’s why they’ve been going.

“There’s for it.”

The latest owner- occupier to stake a claim in the complex is a Tasmanian planner who intended to shift his business north to Townsville and base it out of the new office/ warehouse.

Mr Townsend said there were only four units remaining in the complex and he expected them to be all snapped up by the end of this year.
