Spring to usher in home- buying rush
AGENTS are expecting a flurry of real estate activity as the traditionally busy spring selling season begins.
Property listings in Townsville are expected to increase as the market hits its peak busy period.
REIQ regional director and Keyes & Co Property owner Damien Keyes said spring was usually when people considering transferring to Townsville at the end of the year started house hunting.
“Just last week the listing inquiries really picked up,” he said.
“You have more buyers in the market in this period as we head into Christmas, including those arriving in town for postings.
“Some sellers who are local also target that time of year because they know it’s a busy time with transfers coming in.
“September school holidays especially you get people who are planning to transfer here that come and have a scout around and get into a few open homes.
“We always suggest sellers have as much exposure in the market as you can because competition is high so you need to get the biggest advertisement you can afford and focus on promoting your property well.”
Townsville listings have already attracted strong interest, with 42,666 views on realestate. com. au in the six months to the end of July.
Listings in North Ward got the most views at 2263, followed by Castle Hill with 1811 views and Hermit Park with 1604 views.
REA Group chief economist Nerida Conisbee said spring was traditionally a time when more properties were listed for sale.
“In places like regional Queensland, we have seen an uplift in activity and there does seem to be more activity this spring than there was last spring,’’ Ms Conisbee said.
She said many buyers had an expectation that there would be more properties available on the market during spring and also a number of sellers held on during the winter months until buyers were more active.
“A lot of people’s properties look a lot better in spring and you haven’t quite hit the heat of summer,” Ms Conisbee said.
