AGENTS are looking for a feast of offers on a prime restaurant space in Palmer St.
Colliers International Townsville has put the turnkey, high-end premises at 8-10 Palmer St to the market in an expressions of interest campaign.
Colliers International associate director Neville Smith said they had already received a good level of inquiries from potential operators from within and outside Townsville.
Mr Smith said the property’s location in Townsville’s eat street, in the same building as the award-winning Grand Hotel, along with its ready-to-go fit-out were attractions.
“We are very confident we will find an operator for this space,” Mr Smith said.
The restaurant is 240sq m with an additional large area suitable for alfresco dining.
It has an extensive kitchen fit-out including gas stoves, range hoods and walk-in cold room and freezer.
There is existing restaurant furniture from the previous operator and the property boasts full glass window frontage, and ample street frontage to Palmer St.
It is in the heart of Townsville’s premier accommodation and dining precinct, within a few minutes walk from the CBD and the new Queensland Country Bank Stadium.
Grand Hotel general manager Troy Scott said Palmer St accommodation houses had enjoyed some of their best occupancy rates for many years last year when the average occupancy reached 79 per cent in Palmer St.
“I hope this gives some comfort to the prospects that there is an already existing clientele base with a need,” Mr Scott said.
“To be successful they just need to capture a share of these guests and then add to the local clientele.”
Colliers International leasing executive Ben Wheeler said the property owners were interested to see what the market would provide.
“The owners are looking for a solid, long-term lease. We have it marketed for expressions of interest and we want to see what the best offer is,” Mr Wheeler said.
“If the owner gets a reasonable rental and attracts a good experienced operator, I think that is what they are looking for.”
