Servo in pipeline requires operator
EXPRESSIONS of interest have been launched to secure an operator for a custom-built service station with ancillary retail centre to be developed at a site in Kirwan.
Knight Frank sales and leasing executive Mark Fitzgerald is offering the 2800 sqm site at 72 Hervey Range Rd as an off-the-plan leasing opportunity in the fuel retail sector.
Developed by a local consortium led by CES Civil director Damien Roy, the project site is strategically located on a major arterial road that boasts a daily traffic count of almost 16,000 cars.
Mr Fitzgerald said the development application approved site provided an opportunity for a fuel retail operator to secure a position surrounded by an established amenity that would continue to grow.
“This site is situated next to retail and recreational centres including Wildcatz Indoor
Sports Arena and the Ninja Park that attract around 3000 cars a week,” Mr Fitzgerald said.
“It is also close to the Willows and Cannon Park shopping precincts as well as the growing Harris Crossing residential development.
“With 24-hour easy in and out access directly from Hervey Range Rd and with plans to incorporate 32 fuel hoses, including two diesel fastpumps and a dual drive through fast-food precinct, this site presents a rare opportunity.
“We are expecting a highly competitive response to our calls for expressions of interest from right across Australia.”
Hervey Range Rd is one of the main arterial routes for the Thuringowa area.
While there are numerous services stations within 10km to the north and south, this is the last approved service station site for traffic travelling west.
Expressions close on April 16.
An expected completion date for the development is December this year. of interest
