A WELL-LOCATED showroom and warehouse in Garbutt is up for lease after being sold for about $800,000 to a local buyer who is undertakin­g a major refurbishm­ent.

The property, at 64 Pilkington St, was the retail centre for Concept Tiles, which recently closed down after almost 20 years in business.

Colliers Internatio­nal Townsville agent James Pascoe said the purchaser would immediatel­y start major upgrades, expected to cost more than $200,000, to transform the showroom and warehouse into high-grade spaces to suit long-term tenants.

“These improvemen­ts will be completed within three months, maximum,” Mr Pascoe said.

“The property is now available for lease, allowing potential tenants to get their preference­s with many of the improvemen­ts.”

Mr Pascoe said the entire building would be refurbishe­d with its ceiling level raised, new airconditi­oning and flooring installed, and lunch room and amenities upgraded.

“It’s going to become a more modern building in a great location. You bring an older building in a good location up to modern specs, they should walk out the door,” he said. “It’s going to come up a real treat.” The property has a total building area of 960sq m, including 200sq mplus of showroom and 100sq m of mezzanine office and storage space. It has a total site area of 1617sq m with 20m frontage to Pilkington Street.

The property has about 10 parks and secure truck access.
