- SAMANTHA HEALY

THE price you have to pay to live on some of Queensland’s most expensive streets has been revealed, with the median buy-in for the top street now more than $10m.

Albatross Ave at Mermaid Beach is the Sunshine State’s most expensive bit of bitumen, with the median house price there a whopping $10.625m, research by Ray White has revealed.

Coming in a close second is Minyama Island at Minyama on the Sunshine Coast, where a mid-range home will set you back a blistering $9.24m.

Back on the Gold Coast, Hedges Ave, often referred to as Millionaires Row, comes in third spot with a median house price of $8m.

Brisbane’s most expensive residential street is Laidlaw Parade in East Brisbane ($6.3m), followed by Leura Terrace in Hawthorne ($5,952,500), Dewar Terrace in Corinda ($5.8m), Oxlade Dr in New Farm ($5.52m) and Howard St in Paddington ($4.5m).

“While East Brisbane doesn’t feature as one of Brisbane’s most expensive suburbs, Laidlaw Parade tops the list as the most expensive street in Brisbane at $6.3m,” the Ray White Now report said.

Brisbane’s most expensive suburb is Teneriffe, which had a median high of $2.8m at the end of August.

Beyond the southeast, Murphy St in Port Douglas tops the list at $2.5m, followed by Brindabella Quay in Trinity Park, Cairns ($2.4m), Postle St in Mount Rascal, Toowoomba ($2.1m) and Palm St in Rowes Bay and Panorama Court in North Ward, both in Townsville, with median house values of $1.92m and $1.77m respectively.

The Gold Coast’s other top streets were Arnold Palmer Drive at Hope Island ($6.6m), Jefferson Lane at Palm Beach ($6.35m) and Midshipman Court at Surfers Paradise ($5.725m).

On the Sunshine Coast, the other most coveted streets were Mooloolah Island at Minyama ($5.9m), Seamount

Quay at Noosaville ($4.71m), Mainsails Square at Noosa Heads ($4.535m) and Cloudsley Street at Noosaville ($4.5m).

“The luxury market in Queensland is the most diverse in Australia,” the report said.

“The Brisbane suburbs of Teneriffe, New Farm and Ascot contain some of the most expensive homes in the city and all have medians well over $2m.

“This is a distinct change from less than two years ago when there were no $2m-plus suburbs in Brisbane.

“Outside of southeast Queensland, Castle Hill in Townsville is the most expensive suburb and a comparative luxury bargain to the rest of the country with a median of just $1.15m.”

The report also revealed that the most luxury $5m-plus sales had occurred in Hope Island (21) and Noosa Heads (20) over the past 12 months.

Meanwhile, in Brisbane, Hamilton topped the list with 12 sales.
