Plenty of interest expected at auction

ONE of the last commercial developmen­t sites in the heart of the Aitkenvale business district is expected to generate plenty of interest when the property is put to auction in Townsville.

Colliers Townsville is marketing the 1012sq m site at 248 Ross River Rd.

Colliers executive Shaun Mclaren said few commercial land opportunit­ies like it were available so close to the commercial and retail centre.

“We this is a good opportunit­y to take the property to the market. It is in the heart of Aitkenvale, has great exposure to Ross River Rd and there’s likely to be a lot of demand and interest from several different parties,” Mr Mclaren (pictured) said. The property has a small residentia­l dwelling with a current holding income of $270 per week until April 2023 but it is mostly vacant and ripe for developmen­t.

Large commercial buildings occupied by services businesses are on either side of the property, while the city’s major retail centre, Stockland Townsville, is about 1km away.

It is also close to the city’s key employment hubs of Townsville University Hospital and Lavarack Barracks and is highly accessible via public transport.

Mr Mclaren said the mixed use zoning allowed for a variety of different uses, subject to the approval of the Townsville City Council.

“The main features are its position and the ability to build on that land. We think it’s a great opportunit­y. It has great exposure and that location is ideal in the heart of Aitkenvale,” Mr Mclaren said.

Some 21,700 vehicles pass the site daily.

It is for sale by auction to be held in the offices of Keys & Co Property at Level 3 122 Walker Street from 10am on November 17.
