IT’S hard for Toni Fer­gu­son to choose just one favourite fea­ture in her sprawl­ing Par­adise Wa­ters river­front man­sion.

“It’s so dif­fi­cult to nar­row it down as each area has some­thing spe­cial,” she said.

“It is the epit­ome of a beau­ti­ful fam­ily home and such a live­able home.”

Ms Fer­gu­son and her hus­band pub baron Tony Bur­nett bought their five-bed­room house at 22-24 Ad­mi­ralty Drive in 2011 af­ter mov­ing back to Par­adise Wa­ters from Sanc­tu­ary Cove.

“Re­al­is­ing Sanc­tu­ary Cove was a bit far away for us, we started look­ing to re­lo­cate back closer to the chil­dren’s schools,” she said. “Hav­ing al­ways ad­mired this home, we were ex­cited when it came on the mar­ket and be­ing able to pur­chase was ab­so­lutely thrilling for all of us.”

The house is on a 1351sq m block and has a 12m in­door pool, mar­ble-tiled en­suites, cin­ema, li­brary games room, boathouse and 24m pon­toon among its lux­ury fea­tures.

“The out­door wa­ter­front ter­race is where we en­ter­tain reg­u­larly and spend al­most ev­ery week­end loung­ing around tak­ing in the view and spend­ing time with fam­ily and friends,” she said. “We ren­o­vated the area last year ex­tend­ing our roof right out to com­pletely cover the en­tire ter­race, which has ef­fec­tively given us an­other fully un­der­cover din­ing and lounge space.”

Other stand­out fea­tures, ac­cord­ing to Ms Fer­gu­son, in­clude the cen­tral grassed area with its poin­ciana tree, the kitchen with its but­ler’s pantry and the his and her en­suites in the mas­ter bed­room. “Mine has a steam room and shower plus a bath so it’s like a lit­tle spa re­treat spend­ing time in there,” she said.

The mother-of-two said the fam­ily had plenty of me­mories in­clud­ing her and Mr Bur­nett’s 2015 wed­ding on the prop­erty. “I ar­rived on our boat and we were mar­ried on our pon­toon be­fore par­ty­ing the night away with 120 fam­ily and friends,” she said. “Life is about cre­at­ing me­mories and we have cer­tainly cre­ated the most spe­cial me­mories in this home which we will cher­ish for­ever.”
