Big sale despite size
The sale of a quaint Coast beach house is proof that bigger is not always better
ONE of the only single-level houses on a Casuarina street has sold for just as much as its neighbouring mansions.
A local couple snapped up the quaint beachfront house at 33 Collins Lane for $1.48 million this month.
Despite being half the size of the multistorey mansions that line the beachfront, it has fetched one of the street’s highest prices.
LJ Hooker Kingscliff agent Nick Witheriff, who marketed the property, said it was just as impressive as its neighbours but the location and beachfront position were what boosted its price. “The price was a reflection of land value increasing,” he said.
The four-bedroom, three-bathroom house, which has a mid-century modern style, was built in late 2017.
Mr Witheriff said it stood out from the crowd for many reasons. “There is no other single-level beachfront home in that street,” he said. “The buyers who bought the property were attracted to it because of it’s versatility.
“They saw the opportunity with the dual living capability — it’s effectively got a granny flat. “They’ll use it and rent it (out) as well.” Seller Anna Parsons said the focus when building was low-maintenance living.
“It was to have a simple Aussie beach house in a great location,” she said.
“We designed it like a lot of the old houses (on the street) that have been bulldozed. “It’s easy living for the beachfront.” Property records show the block last sold in 2015 for $440,000. House prices have surged across the suburb in recent years.
Latest CoreLogic data shows the median house price has jumped 70.4 per cent in the past five years and 29.6 per cent in the past three years to $1.15 million.
