SOME say there is one road in and no way out of Florida Gardens, such is the draw of this private island community where generations of families grow old together.

The popular hamlet tucked within sought-after Broadbeach Waters offers families an idyllic coastal lifestyle, lapped by the tides of Little Tallebudgera Creek and the Nerang River.

With 13 Allambi Avenue up for auction on December 6, Kollosche agent John Mayer said interstate buyers were keenly eyeing off this entrée to island life on Florida Gardens.

“There’s one way in off Monaco Street and one road out,” Mr Mayer said.

“It is an island with strong community ties and only about 350 houses.

“Florida Gardens is a place where families stay for generations.

“Not only are there a lot of threegeneration families among the residents, but also a lot of people who have grown up there and then left and come back after they have kids to raise their own families on the island.

“There’s a Neighbourhood Watch, they’ll do Christmas parties, Hallowe’en and Easter egg hunts and the community really gets involved.”

The single-storey Allambi Ave home occupies a 756 sqm lot with its own private sandy beach and lies some 250m from main river.

The residence comprises four bedrooms and two bathrooms, including the master suite with ensuite, plus open-plan living and dining areas leading onto a covered alfresco area.

Landscaped gardens are visble from each room of the home, providing a lush light-filled outlook where kids and pets are free to play at all hours of the day.

The patio leads to a private timber sundeck for relaxing by the inground pool, which overlooks a private jetty.

Mr Mayer said waterfront properties at Florida Gardens were tightly held, with the Allambi Ave property’s proximity to the beach generating extra buzz among those planning for a long, hot summer.
