Welcome to the gilt-edged world of the Gold Coast’s prestige property market.

Dozens of multi-milliondol­lar properties have hit the market this month with sellers keen to take advantage of the spring rush.

Harcourts Coastal agent Tolemy Stevens described market conditions on the Coast as “near perfect” with buyers seeing great value and sellers achieving premium sale prices.

“There’s been a lot of owners, not only locally but also around the country, who have been sitting on the sidelines waiting to launch their property just in time for spring,” Mr Stevens said.

“We’re certainly riding a wave of confidence on the back of the 2018 Commonweal­th Games and there’s a lot happening here on the Gold Coast.

“We’re going to see some spectacula­r properties coming on to the market over the next few months.”

In the first two weeks of September, there were 560 Gold Coast houses on the market at more than $1 million. This figure is up 20 per cent on the same time last year.

Among the hot new listings is a luxury beachfront Surfers Paradise apartment complete with a plunge pool and media room.

“Jade is considered to be one of the most desirable beachfront apartments on the Gold Coast,” Mr Stevens said.

“It’s an ultra-luxury building for those astute buyers from around the country who demand the best.”

Ray White Surfers Paradise Group CEO Andrew Bell shared a similar view.

He said prestige homes were in hot demand but cautioned sellers to correctly price their property.

“Buyers have been very selective and any property that is overpriced is simply not enjoying the success that sellers would like,” Mr Bell said.

“Once priced correctly sales can be expected in a quick time frame.

“A recent CoreLogic report has shown that in fact the strongest price growth in the last quarter occurred among the highest priced properties in the market.

“While other sectors have already slowed, prestige sellers have to be prepared to not miss the boat and get caught up in a slowing market.”
