Wel­come to the gilt-edged world of the Gold Coast’s pres­tige prop­erty mar­ket.

Dozens of multi-mil­lion­dol­lar prop­er­ties have hit the mar­ket this month with sell­ers keen to take ad­van­tage of the spring rush.

Har­courts Coastal agent Tolemy Stevens de­scribed mar­ket con­di­tions on the Coast as “near per­fect” with buy­ers see­ing great value and sell­ers achiev­ing premium sale prices.

“There’s been a lot of own­ers, not only lo­cally but also around the coun­try, who have been sit­ting on the side­lines wait­ing to launch their prop­erty just in time for spring,” Mr Stevens said.

“We’re cer­tainly rid­ing a wave of con­fi­dence on the back of the 2018 Com­mon­wealth Games and there’s a lot hap­pen­ing here on the Gold Coast.

“We’re go­ing to see some spec­tac­u­lar prop­er­ties com­ing on to the mar­ket over the next few months.”

In the first two weeks of Septem­ber, there were 560 Gold Coast houses on the mar­ket at more than $1 mil­lion. This fig­ure is up 20 per cent on the same time last year.

Among the hot new list­ings is a lux­ury beach­front Surfers Par­adise apart­ment com­plete with a plunge pool and me­dia room.

“Jade is con­sid­ered to be one of the most de­sir­able beach­front apart­ments on the Gold Coast,” Mr Stevens said.

“It’s an ul­tra-lux­ury build­ing for those as­tute buy­ers from around the coun­try who de­mand the best.”

Ray White Surfers Par­adise Group CEO An­drew Bell shared a sim­i­lar view.

He said pres­tige homes were in hot de­mand but cau­tioned sell­ers to cor­rectly price their prop­erty.

“Buy­ers have been very se­lec­tive and any prop­erty that is over­priced is sim­ply not en­joy­ing the suc­cess that sell­ers would like,” Mr Bell said.

“Once priced cor­rectly sales can be ex­pected in a quick time frame.

“A re­cent CoreLogic re­port has shown that in fact the strong­est price growth in the last quar­ter oc­curred among the high­est priced prop­er­ties in the mar­ket.

“While other sec­tors have al­ready slowed, pres­tige sell­ers have to be pre­pared to not miss the boat and get caught up in a slow­ing mar­ket.”
