Located at 2005 – 48 Avenue SW, the Magnolia exhibits a modern farmhouse design of creative function with pervasive warmth and rustic finishes and features that host an element of fun. Built-in bunk beds offer an easy-climb side staircase, a cozy wall niche invites relaxation, and a hidden room off the kitchen brings flexible function and imaginatio­n to the forefront.

Hosting five bedrooms the home is family-friendly, yet its expansive main floor and generous multiple outdoor areas succeed in providing an environmen­t that does not feel confined or as ‘skinny’ as some infills appear. Its 3,660-square-foot interior is amply balanced on a thirty-six-foot-wide lot with an additional 1,200 square feet in the basement. “We wanted to showcase that even on a smaller lot you can design an amazing family home. The layout makes it appear more spacious, and in that respect our team hit it out of the park.”

Given a farmhouse premise, the challenge in the design was to incorporat­e modern elements and features such as the cantilever­ed wood and glass staircase with steel beam engineerin­g affixing wall anchored treads. “The majority of our visitors are just excited to see something different. People are also astounded by the quality of the features and finishes and it’s fun watching them go through the home and by then end of the tour they are eager to share with us the many unexpected things that delighted them,” cites Nicole.
