With the basement and all tiled surfaces heated and LED lighting used throughout, it provides comfort and fuel efficiency all year round.

Also combining the cutting-edge in home automation, 28 zones of security, 6 HD cameras, lighting, HVAC, and audio/video is fully integrated through an Elan g! System. In addition to energy efficient light sensors that detect movement and 16 zones of audio, the system can be operated remotely or by any of the three touchscree­ns in the home.

“The clients were thrilled with the features and function that they were looking for a family with teens. The layout is ideal with a big, open basement and large bedrooms for their girls that provide their own separate walk-ins and ensuites,” says Mike. “Personally, I love how open the home is with unobstruct­ed views throughout. The kitchen is phenomenal with its massive butler’s pantry and the millwork is top drawer. Plus there are three large skylights on the second floor and from there the views of downtown are incredible.”
