Karoleena Luxury Homes reveals the brilliance of modular homes.

In 2016, Horizon North desired to blend the precision of factory manufactur­ing with architectu­ral design standards and acquired Karoleena. “Our philosophy is to derive the full benefit of a factory environmen­t in the production of high-quality, energy-efficient, modular homes,” shares Joseph Kiss, President of Modular Solutions of Horizon North Logistics. “Basically, we have adopted techniques from automobile line manufactur­ing in the constructi­on of homes, which translates into high quality, minimal waste, and faster builds.”

Proud of their luxury offerings that many would not expect from a modular home, Karoleena pre-cuts and pre-assembles their homes in their modern facility located in Kamloops. They are then delivered by their in-house transporta­tion division and installed on-site. “Our waste generation is very low. Plus we are not weather dependent and construct year round, resulting in faster execution times that typically range from four to six months,” Kiss adds. “We have hundreds of check points that we assess, it’s literally everything, all of which is available to the homeowner.”

A Karoleena home is a collection of modules or boxes that are prefinishe­d, shipped and set on the pre-constructe­d site by crane, and then assembled much like Lego blocks. Complement­ed with a high degree of finishes, the homes host modern Scandinavi­an styling that captures luxury and distinctiv­e style. “The home can be fully custom or selected from one of our dozen standard designs,” explains Kiss. “Karoleena affords a certain degree of customizat­ion from the layout to finishes. We can modify an existing model or simply start from scratch.”

With designs that range from two-storey homes to bungalows and laneway homes, Karoleena can build up to 3,400 square feet to your specificat­ions. Their modular constructi­on differs from other convention­al methods such as ‘stick-built’, which is a piece-bypiece process constructe­d right on site. Both methods utilize similar materials and design philosophy and follow the same building codes and standards. However, modular constructi­on uses sophistica­ted technology and industry leading design software to identify elements of a constructi­on project that can be prefabrica­ted as modules of various sizes, in a factory-controlled environmen­t.

“In modular constructi­on, there is high engagement at the front end. It’s compressed and loaded versus convention­al constructi­on. Everything needs to be decided prior to production. A Karoleena client knows what they want up front. When your home is ready for shipment to the prepared foundation and site, it is 80-90% complete,” states Kiss.
