Baywood Estate Homes addresses sophistication within an urban lifestyle.
Since 2010 Baywood Estate Homes has exercised a strong set of values and beliefs that have formed the foundation for every home they have built. “Our Baywood team remains focused on innovation, imagination, and design throughout the entire build process,” says Jim Groenewoud of Baywood whose close working relationships with clients, suppliers, and trades provides a collaborative approach and a smooth build.
“We are a small volume, boutique home builder whose main focus is design,” states Jim. The Madison in Renfrew is well evidenced of that fact through a design that not only captures eye-catching features on a comprehensive scale, but also maximizes the advantages of its setting.
“Renfrew is an inner-city community and we planned this show home to address the needs of a particular demographic—one that wants the dual ideal urban lifestyle of elegant entertaining and close proximity to work,” states Jim. The private, third floor home office also offers abundant natural light with engaging city views, affording a residence of amiable and well-rounded function. “We staged it as an office but it has multi-faceted potential,” adds Jim.
“I designed the Madison, which was named after my only daughter,” shares Jim of his original Modern Industrial influenced design. “At Baywood we offer design services from concept design to full working drawings, and even assistance with finding that perfect lot if needed. If you decide to build with us, we credit the cost of our design services back to you.”
One challenge of a narrow inner-city lot is to maximum light and to do so skylights were utilized along with a staggered staircase system for uninterrupted light flows from top to bottom. This ‘light tunnel’ provides a spacious, open feeling in the home with the staircase featuring an open space at the second level that draws additional light to the main floor.
Showcasing 2,086 square feet of flows above ground and 690 square feet below, this three-story infill hosts a rear southern exposure. “We lowered the garage so as not to block sunlight into the backyard. Similarly we included floor-to-ceiling windows to further enhance interiors,” describes Jim. Spray foam insulation was also used throughout the home, which afforded a ventless roof system. With no attic, this allowed cathedral ceilings on the second and third levels, affording fresh heights in design.
With numerous attractions of outstanding appeal, Jim admits that there is a few that are repeatedly and openly admired by show home visitors. “The staircase is an immediate conversation piece at entry, with its metal beam and solid white oak treads enhanced by a glass railing. It’s a feature that truly complements the wine wall within its glass casing.”
Proud of their reinvented layout that hosts the great room at entry and a central dining room that is partially divided from the kitchen by the wine wall feature, its unique design embraces personality with captivating, outside-the-box appeal. Observes Jim, “The kitchen is fairly open but the eye is first drawn to the feature wall and then discovers the allure of the kitchen with its many innovative attractions.”
