McGregor in Mahogany

With today’s large open-concept kitchens and dining nooks, the need for a formal dining room has somewhat fallen off the table for many families’ list of needs.

Better then, to take that space and create a room that will get lots of use — the family creative space.

And the McGregor floor plan, a new show home by Homes by Avi in Mahogany’s Lakeside Estates, presents an ideal interpreta­tion.

With a ledge and shelving that run along the entire wall, dual desk space is created with a peninsula providing facing areas for projects both large and small. Natural light is provided by three windows high on the wall, and two glass barn doors can close off the area for privacy without affecting sightlines or natural light.

The kitchen and dining area of this 3,114-square-foot home is the epicentre of the home. Light spills in from the tall windows next to the dining area with its built-in buffet flanked on either side by stacked wine cubbies.

Grey glass tile set herringbon­e style provide a full height backsplash behind the range hood and white glossy flat-panel cabinets above. Darker cabinets ground the look below both on the wall and on the white quartz-topped island with waterfall treatment bookending the design. An extended ledge provides seating at the island. Wide-plank walnut flooring throughout the main level gives a natural, organic feeling to the home.

The great room is open to above, with a stub wall surroundin­g the bonus room upstairs, lending airiness to both gathering spaces. The great room enjoys natural light, a fireplace and a sense of expansiven­ess in its sociabilit­y.

The bonus room features a tray ceiling with recessed lighting and is painted a shade a grey, giving the distinct feeling of an open, calm night sky.

The staircase to the second floor is a work of art, with bare walnut open riser stairs with a glass wall to the kitchen side.

Upstairs, there are four bedrooms, with the secondary rooms of a generous size.

One, with a tall peaked ceiling, features a short hall from its door with a few steps down into the room, which makes it feel like its own private wing.

The master bedroom, likewise, has a tall vaulted ceiling. Rather than making the room feel too grand or large, it leaves an airy, dreamy impression instead.

A large anteroom to the master bedroom has built-in wet bar and wine fridge, next to the entrance to the master ensuite.

A spacious bathroom, this one offers matching vanities flank- ing the rectangula­r soaker tub. It has a separate shower with glass walls.

The walk-through closet is accessed from one end of the ensuite, providing a quiet separation for those on different schedules to get ready for their day ahead. The laundry room is next to the closet, with a door onto the main hallway, with easy access to the other three bedrooms.

The show home has a triple front-attached garage, and an unfinished basement.
