Mahogany’s single-family building permits lead way

House hunters can see main beach, the ‘jewel’ of amenities, take shape

This year’s winner of the national award for community developmen­t has out-paced all parts of Calgary for applicatio­ns to build single-family homes this year.

After the first two months of 2015, Mahogany had 85 building permit applicatio­ns for singlefami­ly homes. During the same months last year, the community had 56 applicatio­ns.

Mahogany is master-planned by Hopewell and earned the community developmen­t award at this year’s Canadian Home Builders’ Associatio­n National SAM (Sales and Marketing) Awards.

“There has been talk of maybe the market not being as strong this year as last, but certainly buyers in Mahogany are feeling really confident,” says Scott Hamilton, Hopewell’s director of marketing and communicat­ions. “We’ve seen good traffic overall.”

Hamilton says some of the interest in Mahogany has stemmed from its recent accolades, including the national award and back-to-back years winning the Calgary region SAM Award for Community of the Year. But a key for house hunters has been the community’s progress with a number of important amenities completed or close to completion, he adds.

“They are visiting the community now and seeing tremendous activity,” Hamilton says. “They’re seeing homes being built, they’re seeing our new Mahogany Beach Club on the verge of opening this summer and seeing that main beach, the jewel of Mahogany’s amenities, really take shape.

“If you had been there a few years ago, some of those things really only existed on paper and to see them in real life, people are really feeling like this is where they want to be and raise a family.”

Mahogany’s single-family home options include laned homes, rear- attached garage, front-attached garage and estate homes.

Following Mahogany in permit applicatio­ns between Jan. 1 and the end of February were the northwest communitie­s of Evanston with 76 applicatio­ns and Nolan Hill at 75.

Nolan Hill is by United Communitie­s and Evanston is an area with land developed by Qualico, Dream Developmen­t and Genstar Developmen­t Co.

“The community speaks for itself,” Qualico’s communicat­ions manager Maribeth Janikowski says of Evanston.

“It’s got great amenities, great access to Deerfoot and Stoney Trail. With two new schools coming on later next year, we’re seeing lots of families that are interested in the community.”

Other communitie­s with a busy start to the year were the southeast communitie­s of Legacy and Auburn Bay.

Legacy is by WestCreek Developmen­ts and logged 71 applicatio­ns while Brookfield Residentia­l’s Auburn Bay finished with 40.
