POPULAR PLAN HAS FLEXIBILITY BUILT IN
Like its predecessor, the Berkshire 2 is a wonderful floor plan, but it still provides plenty of opportunities for lifestyle options.
“This has always been one of our more popular floor plans,” says Pamela Burns, sales associate for Sterling Homes in Nolan Hill. “We find a lot of interest from people either planning a family or already with a growing family.”
At just under 2,500 square feet, this two-storey home — shown with a Colonial front elevation — can be tweaked with lifestyle options to allow a fourth bedroom, create an executive kitchen, or even be put on a walkout lot.
Even as it sits, the home has more than enough going for it with good looks, a nice flow pattern, and eyecatching appeal. All of this, and Nolan Hill by United Communities is a popular neighbourhood in the city’s rapidly growing northwest sector.
Lifestyle choices start right at the front entry where a flex area with maple-capped cut-outs can be used as an office, a quiet sitting area, or a games room.
From here, richly stained birch flooring spreads through the main living area of the home.
Just past the flex room and across from the carpeted stairways up and down, is a spacious, workable kitchen loaded with espresso-stained maple cabinetry.
The room comes with stainless steel appliances, a telephone desk, glass tile full-height backslashes, granite countertops, and a massive central island. “The flexibility in this house allows the laundry to be either on the upper floor or in the basement, depending on whether a fourth bedroom is required,” says Burns. The master bedroom has a vaulted ceiling and is carpeted.
The adjoining ensuite has a tile floor and a boomerang-shaped vanity with double sinks and glass tile backsplash. There is also a deep soaker tub, stall shower, and separate toilet area behind a pocket door.
“Most people like the Berkshire 2 for its use of options, and we get a lot of comments about the central bonus room, the openness of the home, and the option for a fourth bedroom,” Burns adds.
