ON THE LEVEL
The Envoy steps out
Downsizers often turn to condos and other attached homes because of the more appropriate square footage for a two-person household. But along with the dimensions of a floor plan, empty nesters keep an eye on the number of stairs. The fewer the better. The Envoy steps up with a singlefamily floor plan that suits those stair-avoiding needs.
This 1,763- square- foot laned home is by Hopewell Residential and is displayed as a show home in Mahogany. The community features the largest freshwater lake in Calgary, large amounts of green space and is a three-time winner of the Calgary Region SAM (Sales and Marketing) Award for Community of the Year.
The home has three bedrooms and 2.5 bathrooms. But rather than putting all three bedrooms on the second floor, the master bedroom and its accessories sit conveniently on the first floor.
With the bedroom on the same level as the kitchen, great room and dining area, an older couple will have no reason to take the stairs.
The master bedroom covers the rear wall of the main floor and boasts a spacious walk-in closet with wire shelving and luxurious ensuite.
Included in the ensuite is a vanity with a dark oversized basin, fullwidth mirror, soft-close toilet and shower surrounded in tile.
Central on the main floor is an eye-catching L-shaped kitchen. There’s an abundance of walking-around room with space for a domestic chef and more than one helper. It wraps along two sides of an island and extended eating bar with stools to seat two people.
Beyond function, the kitchen is an eye-catching space with a striking full-height backsplash and stainless steel appliances, including a fridge with French doors. The sink is under a window that looks out at the backyard.
Across from the kitchen is a sizable pantry with white wire shelving closed off by double doors.
An open-concept design connects the kitchen to a dining area with three side windows and a 13-foot by 11-foot-four-inch great room with large front-facing windows.
The windows are double-glazed and low-emissivity, a level of heat loss.
Ceilings across the main floor are an airy nine feet. Other features include a digital programmable thermostat, Decora light switches and a Hunter Douglas window blinds package.
On the top level, the secondary bedrooms are on opposite ends of the floor, separated by a full bathroom and 13-foot by 14-foottwo-inch bonus room. One of the two bedrooms is staged as a home office.
Next to the larger of the two secondary bedrooms is a laundry room with a front-load washer and dryer.
