FAMILY FRIENDLY

Avonley II’s savvy use of space

- JOSH SKAPIN

When it comes to meeting the needs of a growing family, NuVista Homes showcases a model in Airdrie that thinks of everything.

A layout with savvy use of space, fine-tuned for everyday convenience makes the Avonley II a desirable pick for move-up home buyers. NuVista displays this model as part of a new show home parade in the Airdrie community of Ravenswood.

The community is on Airdrie’s southeast corner, which is an appealing location for people who commute to Calgary because of its convenient proximity to the highway. Ravenswood boasts 8.3 hectares in green space, including six ponds, 2.5 kilometres in pathways and four playgrounds.

The Avonley II is a 2,408-squarefoot home with a two-car, front-attached garage. Both levels of this two-storey home have nine-foot ceilings.

Families will check off a number of boxes on their wish list while exploring the second floor. The layout delivers privacy, putting the master and secondary bedrooms on opposite ends of the level. The parents’ room and kids’ rooms are separated by a spacious central bonus room, which also serves as a buffer.

The secondary bedrooms sit side- by- side and overlook the front yard. Closets for both bedrooms are placed on the wall that they share. At 12 feet, seven inches by nine feet, six inches and 11 feet, eight inches by 14 feet, respectively, both bedrooms will give the child the space they need well into their teen years.

Another convenience is that the laundry room is on the second level. It’s just outside the two secondary bedrooms and features a front-load washer and dryer, counter space and a white wire shelf for storing detergent and bleach. Next to the laundry room is a full bathroom.

The master bedroom is accessed through elegant French doors. Its five-piece ensuite is luxury homecalibre, with a large deep soaker tub jutting out between his and her vanities and under a tall window. A mosaic tile backsplash stretches across the two vanities and tub. The same design is used to accent the stand-alone shower.

The walk-in closet is accessed through the ensuite.

This makes it easy to tuck away and get ready for work without disturbing a husband or wife who may not need to get up until later.

Stairs from the second to main level step out to a central hallway with a mud room on the left and a flex room on the right. The mud room is off the attached garage and continues to the kitchen’s walk-through pantry. Done in a Vshaped arrangement, the kitchen opens to both the dining area and great room. The island has an undermount sink and extended eating bar giving at least three people a place to sit. There are stainless steel appliances, including a wall oven, fridge with French doors and a chimney-style hoodfan.

The dining area and great room both have large rear-facing windows. In the great room, the fireplace is surrounded in tile and flanked by handy built-in shelves.
