FALL HOME PARADES

A look at the lineup

- JOSH SKAPIN

Everybody loves a parade.

And this fall, house hunters will have a hearty lineup of show homes across the Calgary area to explore and compare. From everyone’s first look at Cornerstone to the next wave in established communities such as Mahogany, builders are busy preparing to show buyers what they’re capable of.

Here’s a look at some of the show home parades we can expect to see this fall.

CORNERSTONE

Walton Development and Management will raise the curtain on its 485-hectare community on the northeast corner of the city. With 28 show homes, Cornerstone will make its debut Oct. 15. The community is located just east of SkyView Ranch, which is also by Walton Development.

“The excitement and activity throughout northeast Calgary, including the airport expansion, infrastructure construction, and of course new residential communities — specifically Cornerstone — are really changing the face of this part of Calgary,” says Kendra Milne, vice-president of marketing for Walton.

Cornerstone’s builders are Shane Homes, Jayman Built, Morrison Homes, Truman Homes and Pacesetter by Sterling Homes.

The show homes will be in the duplex, zero lot line, front drive and courtyard segments of the market, says Milne. Courtyard homes are rear-attached garage homes with a side courtyard. Pre-sales for homes in Cornerstone are now available.

Cornerstone is designed in a gridbased road system that will be built out in five neighbourhoods. The community is planned to include commercial and retail sectors, a major activity centre, two transit plazas, 14 kilometres of regional pathways, 32 hectares of wetland, and a combined 38 hectares in park and school spaces.

VISTA CROSSING

Dream Development is giving home buyers another reason to look north of Calgary city limits. The developer opened sales on its new Crossfield community Vista Crossing and will launch its first show home parade Sept. 10. The show homes will include two in the move-up segment by McKee Homes, one by ReidBuilt Homes and four in the “character laned home” collection by Homes by Dream. The parade launch will be part of a fall fair style event, says the developer.

EVANSRIDGE

Two weeks later, attention turns to Dream’s established community in northwest Calgary. The final stretch of EvansRidge will be unveiled with six move-up and 13 estate level homes by Homes by Dream during an event Sept. 30. This marks the debut for Homes by Dream within Calgary limits. Three of the homes will be outfitted as show homes.

WALDEN

On the south end of the city, Walden steps in with a showcase of three housing segments. The community by Genstar Development Co. will bring on 10 show homes with builders Homes by Avi, Cardel Homes, Cedarglen Homes and Excel Homes during an event Sept. 24. This parade features single-family homes with a front-attached garage, laned homes and duplexes. The parade backs onto a large mature tree stand, says Genstar.

MAHOGANY

A southeast lake community, Mahogany will bring show homes in three housing types on stream this fall. Six months into 2016, the community by Hopewell Residential led all parts of Calgary in applications for permits to build single-family homes, says the city’s planning and development department. Hopewell will open four front-attached garage single-family homes and four paired (semi-detached) homes in September. It’ll also have four show suites for its Sandgate apartment-style condo development in October. Mahogany is a three-time winner of the Community of the Year City of Calgary crown at the Calgary Region SAM (Sales and Marketing) Awards.

FIRESIDE

There will be more show homes to see in Cochrane. Fireside by La Vita Land is launching four show homes in its ninth phase of development. All four belong to award-winning builder Calbridge Homes. The first two models are front-attached garage single-family homes that will open in September. Two duplexes will follow in November. These homes will back on to park space, soccer fields and a ball diamond. They’re also near a new school, community fire pit, courts and a playground. Many of the backyards will have views of the Rocky Mountains, says La Vita.

BOULDER CREEK ESTATES

House hunters looking at Langdon will have more examples to explore in a community next to an 18-hole golf course.

Boulder Creek Estates by Harmony Park Developments Corp. will display one new show home each by its builder group of Broadview Homes and Stepper Homes in late September. These models showcase a segment that starts in the $520,000s.

Boulder Creek is now in its final phase and has lots backing on to a golf course that are up to 72 feet wide.
