Natural light shines in Brio by Rise Townhomes
It’s an entertainer’s floor plan with high-end standards, in a development that’s nestled in natural beauty.
These are among the qualities townhome buyers are finding at the Brio, a 1,386-square-foot floor plan with dual master bedrooms and 2.5 bathrooms. It’s one of five models at Rise Townhomes by Jayman Modus, in the Cochrane community of Riversong.
Developed by Tamani Communities, Riversong stretches along the scenic Bow River. The community has 19 kilometres of pathways and 40 hectares of natural reserve.
Brio was a finalist in the category for Best Town Home $300,000 to $359,000 at the recent Calgary Region SAM (Sales and Marketing) Awards.
The townhome is three levels with a welcoming space tailored for hosting family and friends on the main. It’s a bright, open-concept design with a central kitchen, expansive great room and dining area that steps out to a glass-panelled balcony. This floor has airy ninefoot ceilings and 3.25-inch baseboards.
The great room is 11 feet three inches by 20 feet one inch; that rivals the dimensions of a similar area in some single-family homes. A show home for the model displays how easy it is to fit large pieces of furniture and still have space to spare.
The kitchen is a functional design with counters on facing walls, which provides plenty of space for chopping, dicing, seasoning and stirring. There’s a full-height vanity backsplash, stainless steel appliances, including an over-therange microwave, and woodgrain cabinets with crown moulding.
The dining area sits next to a large low-emissivity window and optional cabinets. However, where the cabinets can be, the show home is staged with a desk.
The main level also has a half bathroom, which is located behind the kitchen.
On the top floor, there’s a master bedroom on both ends of the floor plan. The larger of the two is 11 feet nine inches by 11 feet one inch, and has a walk-through closet with white wire shelving that connects to an ensuite.
The other master bedroom has an equally sized ensuite and a walkin closet.
Just outside the larger master bedroom is a laundry space with a front-load washer and dryer. This makes it convenient to carry baskets of laundry to and from either bedroom.
The floor plan also comes with a work station.
On the ground level, just off the attached garage, there’s a large den with space for a desk and shelving units. But if a home office isn’t necessary, it make sense for other lifestyle needs, such a yoga studio, art studio or gym.
