CAPTIVATING CARMINI II

Luxury home built for entertaining

- JOSH SKAPIN

Towering ceilings, spaces filled with sunshine, an expansive master-bedroom and entertainer’s kitchen. These are among the elements making the Carmini II a catch for people in the market for a luxury bungalow.

The 1,877-square-foot floor plan with a triple-car garage by Albi Luxury by Brookfield Residential is showcased in the community of Artesia at Heritage Pointe.

It’s presented in a charming prairie architectural design.

Just south of Calgary city limits, Artesia has devoted 50 per cent of its 55 hectares to open space.

This includes linear parkways and trails, water features and an environmental reserve. It’s also just down the road from 27-hole Heritage Pointe Golf Club.

The Carmini II has one bedroom, 11/2 bathrooms and all the necessities for daily living on the main floor. But the ability to host guests, including having grandchildren stay for the weekend, is accommodated by two additional bedrooms and a bathroom in its developed basement.

The master bedroom is a spacious 16 feet by 14 feet 10 inches and sits on the rear-facing right corner of the home. A large window provides views of a striking water feature nearby.

When it comes to upscale touches, the ensuite is a high note. On a raised floor, a large shower with a 10-mm glass door sits across from an elegant free-standing tub. This area is adjacent to dual vanities under a full-width mirror. A separate makeup desk is along this wall, as well.

A walk-in closet with built-in shelves is accessed through the ensuite. The main floor, overall, has both 10-foot and 13-foot ceilings. It capitalizes on this feature by using the extra wall space for windows. This is especially true in the dining area, where tall glass doors and windows above them pull in a pleasing amount of natural light. The glass doors step out to a 209-square-foot deck.

Designed in a functional L-shape, the kitchen opens to both the dining area and great room. This allows the person putting the final touches on dinner or bringing guests drinks from the fridge to stay in the conversation with people in these neighbouring spaces.

The kitchen centres around a substantial island with a sink and lowered eating bar that seats three people. There’s an eye-catching full-height backsplash and stainless steel appliances, including a double wall oven. The fridge, however, is integrated with the surrounding cabinets.

The great room continues the emphasis on large windows and features a contemporary elongated gas fireplace as a focal point. From the great room, an attractive curbed stub wall surrounds the staircase to the basement.

Balancing the main floor is a front-facing flex room, staged as a home office, and a mud room accessing the attached garage. The mud room includes a laundry space where there’s a front-load washer and dryer, cabinets and a sink.

In the developed basement, along with the aforementioned bedrooms and bathroom, there’s a media room, games area, lounge and large storage room.
